CONCLUSION OF THE SALES AND PURCHASE CONTRACT

According to Turkish law, TAPU or the Certificate of title to real estate is the only official document that confirms the transfer of the right of ownership of the new owner. The certificate is issued only by the Land Cadastral Office. All documentation is stored and archived also in this government agency.
This document contains information about the owner of the property, the location where the complex or villa is built, cadastral value, registration number, apartment number and the floor. Also, the photos of all property owners must be attached. Real estate can have several official owners up to 10 people.
The certificate of ownership in Turkey should have a seal at the bottom center of the page. The photo is located in the upper right corner. In some cases, a document may be issued without a photograph.
TAPU comes in two colors, depending on the type of property being acquired. The red color of the certificate is issued to owners of residential and commercial property (apartments, villas, houses, cottages). The Blue one is for land. An apartment purchased by installments may be rented out. In this case you still do not have TAPU, but the developer gave the right to move in. In this case, a notarized lease agreement gives you the right to obtain a residence permit.
